NewStreet Properties (NSP) seeks opportunities to invest our capital in core-plus and value-add assets throughout the Central U.S. but we have the flexibility to enter new markets for the right opportunity.  We are constantly identifying, underwriting and evaluating investment opportunities to determine if they fit our investment criteria.  Historically, NSP looks for long-term investments which have a positive impact on both the community and those involved in the project.


Our development and construction team has over 20 years of experience delivering a wide variety of commercial real estate product types.   Our success is based upon assembling strong teams and partners to effectively plan, execute, and deliver the right scope, for each site, at the right price for our Owner and Build-to-Suit Partners.   We look at each opportunity from a long-term perspective, which helps build quality assets and lasting partnerships.

Our team facilitates site due diligence, entitlement, design, construction, project oversight, municipal compliance, and securing incentives as it makes sense for each project. The process begins with an understanding of project requirements for our tenants, residents, and property managers and leads to the subsequent adaptation to the specific site.   The assembly of the right design and construction partners, as well as communication of clear goals for the scope of the project, taking into consideration budget and time constraints, lead to effective execution of the development project and a successful transition from construction to operations.

Project Management and Owner Representation

NewStreet project management coordinates design and construction to meet company and stakeholder facility and program goals.  Our expertise in facilities planning, design, and construction help to identify project needs and assemble the right team to bring a vision to reality.    With over 20 years of experience in design coordination and construction management our team will identify the right contractor and designer for the project while ensuring timely performance and compliance with the project budget.

Our goal is a smooth, integrated, and deliberate design and construction process. We provide guidance through the design and budgeting process so that our partners can make value based and informed decisions.  We drive communication and maintain accountability for the project budget and schedule.  The result is a “no surprises” atmosphere in which all members of the team have an opportunity win.

Facility Management, Capital Planning, and Project Execution

Our team completes annual facility assessments for all NewStreet owned and managed properties.   These assessments are valuable tools in identifying the needs of an asset.  These assessments produce a capital project list for the upcoming year as well as a list of areas to monitor for future rehab projects.    We take pride in the condition of our assets.

Effective Capital Project Planning and Execution is critical to maintaining the condition of our facilities and the safety of those who visit them.   As part of the planning phase our team identifies the right scope of work for the project as well as any risks and budget constraints.   Scope identification leads to a clear understanding of project expectations by all parties.     Well executed and communicated plans create safe and productive work environments for our tenants and partners.
